Investor's requirements:

To design a three-storey multifamily house of a maximal possible metric area.  3-rooms flats (alternatively 2-rooms) of an average metric area of 60m². Pent roof.  Developer's building, limited budget of realization.

Solutions used:

The designed building has fresh, modern form, not raising investment costs and uses maximal available area for development.  Balconies are designed in a way that they do not limit the area of development and simultaneously they are enriching form of the building.  The top storey is visually moved back and is darker from others what visually makes the building lower and makes that its form seems to be lighter and is different from a coarse shape of a typical block of flats.

There are three repeatable storeys inside. There are two 3-rooms flats of an average surface of 60m² on each floor.  Interiors are arranged in such way that communicative space is limited to a necessary minimum in order to maximize surface of room as much as it was possible.  Every flat has windows coming out in three cardinal directions.  Every living room has its own balcony.  Kitchens are located just by living rooms and they are separated by partition walls what enables their complete or partial demolition in order to obtain maximal flexibility of available space.
